Rates Jumped This Week, But Price Reductions Still Make This a Great Time To Buy!

Real estate this week is defined by one thing above all: affordability squeeze driven by the bond market. Freddie Mac’s survey released October 1 put the 30-year fixed at 7.28%, up sharply from 7.03% the prior week and the highest level since November 2023, with the 15-year fixed averaging 6.60%. Daily measures are running even higher. Late Thursday, the average 30-year fixed was 7.54%, near its highest point since late 2023, as the 10-year Treasury yield climbed as high as 5.34%, its highest level since 2002. The main pressure has been inflation, and a major driver is rising energy prices tied to the wars in Iran and Ukraine.

The good news for buyers is on the supply side. Buyers have substantially more selection and negotiating room than they did a year ago, but the jump in the 30-year rate creates a significant affordability headwind heading into October. Price growth has cooled to a modest pace. The FHFA House Price Index showed U.S. prices up 0.3% from June and 2.6% from July 2025. Builders are pulling back, and total housing starts fell 2.6% from July to an annual rate of 1.275 million. Timing also favors buyers. Realtor.com named the week of September 27 to October 3 the best time to buy in 2026, citing the most favorable mix of inventory, lower listing prices, reduced competition and a more manageable pace, and many metros hit their best weeks later in October.

There may be a little relief starting this week. Friday’s weak jobs report cut the odds of a Fed hike at the October 27–28 meeting to 21%, and this morning Treasuries and German bunds gained on haven demand as European bond stress spread. A slight dip in Treasury yields doesn’t always reach mortgage rates right away, though, especially while volatility stays this high, so a big rate drop shouldn’t be promised. The opportunity this week is to talk with clients clearly about where rates are, why they’re moving, and how more inventory and softer pricing can make a purchase work. That is a conversation a rate quote alone can’t deliver.
