The U.S. real estate market this week remains a balanced environment after several years of extreme seller advantage. Inventory levels are increasing across many regions, giving buyers more options and greater negotiating power. At the same time, home price growth has slowed considerably, with national listing prices posting year-over-year declines in recent months. Mortgage rates remain one of the most important factors influencing market activity. As of this week, the average 30-year fixed mortgage rate is hovering around the mid-6% range. These borrowing costs have tempered some buyer demand and kept many existing homeowners locked into lower-rate mortgages, reducing the number of homes available for resale. However, recent declines from previous peaks have helped support an increase in contract signings and pending home sales.

New listings and active inventory have been rising, helping to ease the inventory shortages that characterized the market over the past few years.
